Two Speeds, One Buy Box: Santa Ana's Slow Lane and Fullerton's Fast One

Over the twelve weeks ending August 30, 2026, Santa Ana and Fullerton sat inside the same Orange County buy box, but one market asked buyers to wait nearly four times as long as the other.

Here's something I noticed pulling sold data across our Orange County territory this summer: two markets that look similar on paper are moving at completely different speeds.

Let's put them side by side. One ZIP in Santa Ana. One ZIP in Fullerton. Same twelve-week window, same buy box, same basic housing stock.

The data behind this

MLS sold data · Twelve weeks ending August 30, 2026

In Santa Ana, homes are taking their time. The median days to pending there ran 74 days. That is not a typo. Buyers who found a home they liked had weeks, not days, to think it over, get their inspections lined up, and negotiate without feeling rushed.

In Fullerton, the story flips. The median days to pending in that same window ran just 18 days. A buyer circling that market had to move fast, because the homes that worked were not sitting around waiting for a second look.

That is one metric, same data source, describing two very different buyer experiences inside a single Orange County search radius.

Zooming out to the full territory we track, the median sold price came in at $930,490, according to MLS sold data.

The typical home across that same territory took 60 days to sell, according to MLS sold data. Those territory-wide numbers are useful context, but they blur the exact tension that side-by-side comparison reveals: some corners of this market reward patience, others punish it.

There's a feature-level version of this same idea worth knowing about too. Across the territory, homes with air conditioning sold at a median of $1,085,000, compared to $925,000 for homes without it, according to MLS sold data. I am not saying air conditioning caused that gap. I am saying it's one more example of how two properties that look alike on the surface can land in very different places once you check the actual numbers.

So who wins in each scenario? If you are a seller in the Santa Ana market I referenced, plan for a longer runway. Seventy-four days to pending means your pricing strategy and your patience both matter, and a home that sits for a few weeks is not necessarily a home that is overpriced.

If you are a buyer eyeing that faster-moving Fullerton market, the calculus is different. An 18-day median to pending means you need your financing and your decision-making ready to go before you walk through the door, not after.

Neither pace is better. They are just different, and knowing which one you are stepping into changes how you should approach the next 60 days.

What I will be watching next: whether that Santa Ana pace holds through the fall, or whether it starts compressing toward the rest of the territory. If it starts closing that gap, that tells us something about buyer confidence returning to that specific pocket.

If you are trying to figure out which pace applies to your street specifically, reply with your city or ZIP and I will pull the current numbers for you.
