Home Prices Across the Territory Just Posted Their Strongest Year-Over-Year Gain of the Season

Twelve weeks ending August 30, 2026: the territory's median sold price rose to $1,605,000, up from $1,480,000 the same window a year earlier, even as several markets saw sellers give up more ground at the negotiating table.

A year ago, the median sold home across the territory closed at $1,480,000.

This window, the twelve weeks ending August 30, 2026, that median reached $1,605,000. It is the strongest year-over-year read in the whole dataset, and it covers the full territory rather than one street or one market.

That is the headline. It is not the whole story.

Corona Del Mar shows what that territory-wide number can hide and reveal at once. There, the median sold price reached $4,100,000 this window, up from $3,850,000 a year earlier.

Newport Coast tells a stranger version of the same story. The median sale price there is up about 152% year over year, one of the sharpest moves anywhere in the territory. But the average sale-to-list ratio in Newport Coast slipped about 2 percentage points over the same stretch. Homes are selling for dramatically more money, and sellers are conceding a bit more to get there. Those two things are not supposed to move together, and here they did.

Newport Beach shows a milder version of it. The median sale price there rose about 5% year over year, while the average sale-to-list ratio there eased about 2 percentage points.

Costa Mesa, in the ZIP closer to the coast, saw its median sale price climb about 7% year over year while its average sale-to-list ratio slipped less than a point.

Rising prices and softer sale-to-list ratios, sitting side by side, are the real texture of this window.

Speed tells its own uneven story. In Newport Beach, the median days to pending ran about 81 days this window. In Huntington Beach, the same measure ran about 43 days, less than half as long. One metric, two very different markets, inside the same territory.

None of this is one market. It is a handful of markets that happen to share a report.

For someone who owns in Corona Del Mar or Newport Coast, the price line is the good news, and it is real. But the sale-to-list slippage in Newport Coast and Newport Beach is worth sitting with before setting a list price on faith in last year's number alone. A higher price does not always mean less negotiating.

For a buyer working Huntington Beach, the days-to-pending figure argues for moving with intention. A home there is, on this window's evidence, pending in roughly six weeks. In Newport Beach, that same decision window runs closer to eleven weeks, and there is more room to think.

What to watch next: whether the sale-to-list softness in Newport Coast and Newport Beach is a one-window blip or the start of a pattern. If it deepens even as prices keep climbing, that is a market where headline price and actual negotiating leverage are quietly pulling apart.

Figures above come from MLS sold data across the territory's tracked markets.
