Two Otherwise Similar Homes Across Irvine, Santa Ana and Tustin. One Has Air Conditioning.

Over the twelve weeks ending August 30, 2026, MLS sold data across this territory shows homes with air conditioning selling for a median $1,838,000 against $1,352,500 without it, a gap too consistent to be coincidence.

Picture two sales that closed this summer in this territory. Same season, same buy box, same general market. One home has central air conditioning. One doesn't. On paper they could be neighbors.

In the sold data, they aren't close.

MLS sold data · Twelve weeks ending August 30, 2026

Homes with air conditioning sold at a median $1,838,000 this period. Homes without it sold at a median $1,352,500. That's a $485,500 gap, drawn from 62 air-conditioned sales against 618 without, and it's strong enough that MLS sold data treats it as a real split rather than noise.

Put those two homes side by side and the air conditioning line isn't decorative. It behaves like a structural feature, closer to a garage than a coat of paint. This territory's other feature comparison makes the same point from a different angle: homes with a garage sold at a median $1,441,500 versus $535,000 without one, based on 648 sales with a garage against 32 without. Two unrelated amenities, two comparisons, the same shape. Buyers here are consistently paying more for homes that came finished with the basics.

What doesn't hold up is the idea that air conditioning also buys a faster sale. MLS sold data could not confirm any meaningful difference in days on market between homes with air conditioning and without it. The price gap is real. The speed story isn't there, at least not in a way the data supports saying out loud.

That's worth sitting with for a second. A $485,500 spread usually gets explained by urgency, by a bidding war, by buyers racing to lock something down before it disappears. None of that shows up here. The premium looks less like panic and more like a baseline expectation: buyers across this territory simply price a home without air conditioning as a different product, not a discounted version of the same one.

Zoom out and the wider picture backs that up. This territory's median sold price this period was $1,395,000, on 680 sales, with a median 64 days on market across 723 closings. That's the baseline every feature comparison sits on top of.

Not every corner of the territory moved at the same pace, either. In Irvine, one market's typical home took about 69 days to go to pending. In Tustin, one market's typical home took about 35. Same buy box, same twelve weeks, two very different clocks. A homeowner comparing notes with a friend across town may be describing two different markets without realizing it.

So who does the air conditioning number actually matter to? If you're weighing an offer on a home without central air, the data says don't expect the market to treat that as a minor omission. It's showing up as close to half a million dollars in this territory's numbers, and no amount of curb appeal in the listing photos changes what buyers have actually been willing to pay. If you're the one selling a home that has it, the number is your case for pricing with confidence rather than shading down to match a neighbor's older listing.

What would change this read is the next period showing that gap narrow. If a future report shows the air-conditioned premium shrinking while days on market for both groups stays about the same, that says buyers are treating it as less of a dividing line. If the gap holds or widens, this period wasn't a fluke, it's a baseline.
