One part of Anaheim is moving with real speed and tight supply
Most of Anaheim is a balanced market right now. Then there is ZIP 92806. The Real Estate Data Aggregator counted just 23 homes for sale there in the three months ending August 31, 2026, with only 1.8 months of supply. That is a meaningful gap from the rest of this area. Buyers who wait for the right moment may find it has already passed.
What the numbers say about ZIP 92806
The Real Estate Data Aggregator recorded 39 homes sold in 92806 in that period, up 44.4% from the same months of 2025. Pending sales jumped 67.9% year over year to 47. More buyers are committing, and they are doing it faster.
Nearly half of all homes in 92806 went under contract within two weeks, according to the Real Estate Data Aggregator. That is a clear signal: well-priced homes here are not sitting. Buyers need clean offers and a clear plan before they walk in the door.
Sellers have real leverage in 92806. The average sale came in at 100.7% of list price, per the Real Estate Data Aggregator, and more than half of all homes, 51.3%, sold above asking. That said, the sale-to-list ratio dipped 0.9 points from a year before. Pricing still matters. Homes that come in too high can stall even in a tight market.
How 92806 compares with the rest of the area
The Real Estate Data Aggregator tracked 14 ZIP codes across central and north Orange County for the same period. Across all of them combined, 739 homes were for sale and 713 sold. That is a down 6.4% in volume from a year before. Supply across the whole group slipped 2.2%. So tightness is a theme, but 92806 is the sharpest example of it.
ZIP 92806 and 92832 in Fullerton sit at the tightest end of the range. ZIP 92832 had only 11 homes for sale, per the Real Estate Data Aggregator, down 60.7% from a year before. At the other end, 92701 and 92703 in Santa Ana both sat at 6 months or more of supply. Those are very different conversations for buyers and sellers.
Speed: who went under contract fastest
ZIP 92807 and 92706 each had exactly half of their homes go under contract within two weeks, per the Real Estate Data Aggregator. ZIP 92806 was close behind at 42.6%. At the other end, 92805 in Anaheim had only 25% reach that pace, and pending sales there fell 34.7% from a year before. Same city, very different rhythm.
What rates are doing to buyers right now
CNBC reported the average 30-year fixed contract rate eased to 7.41% as of October 21, 2026, down from 7.50% the week before. That is a small move. It does not change what buyers can afford in a meaningful way, but it is a step in the right direction. At the same time, CNBC reported that purchase mortgage applications fell 7% for the week and were 18% lower than a year ago. Buyers are still cautious. That makes clean, well-prepared offers even more important in a ZIP like 92806, where competition is real.
On the national side, the National Association of Realtors reported that existing-home sales reached 3.99 million units in September 2026, up 1.5% from the prior month. National inventory rose to 1.60 million homes. Those numbers give context, but they do not tell you what is happening on a specific street in Anaheim or Fullerton. Local ZIP code data does.

- But several other ZIPs in this group, including 92831 in Fullerton and 92706 in Santa Ana, are also running lean.
- Buyers need to know which ZIP they are in and what the pace actually looks like there.
- Sellers need a price that earns a fast response, not one that assumes the market will do the work for them.
- One street can read very differently from the ZIP code average.
