More listings are hitting the market, but buyers are still absorbing them
Here is the headline fact for this market: the Real Estate Data Aggregator counted 994 new listings across these ZIP codes in the three months ending August 31, 2026, up 14.3% from the same period a year ago. More homes came to market. But buyers kept moving. Pending sales across the same area rose 6.6% to 844. That combination tells you something useful: choice went up, and demand held.
Realtor.com reported that homes for sale nationally rose 7.7% year over year, calling it the highest weekly growth rate since late January. This area outpaced that. A 14.3% rise in new listings is meaningful. For sellers, it means more homes are competing for the same buyers. Pricing and preparation matter more than they did a year ago.
Rates are part of the picture too. Freddie Mac put the 30-year fixed rate at 7.32% as of October 22, 2026. CNBC reported the same figure on October 23, 2026. That is not a low rate. But buyers in this market are still writing contracts, and the numbers show it.
How each ZIP code read in the three months ending August 31, 2026
The area-wide numbers are one story. Each ZIP code tells its own. Here is what the Real Estate Data Aggregator counted, ZIP by ZIP.
Prices did not move the same way everywhere. ZIP 92808 in Anaheim saw the median rise 9.5% to $1,302,500, according to the Real Estate Data Aggregator. ZIP 92835 in Fullerton saw the median fall 7.2% to $1,230,000 over the same period. Both are real numbers for real homes sold. One ZIP going up and another going down in the same market is normal. It is also the reason a single area-wide number does not tell you what your home is worth.
Speed: how fast homes went under contract
Nationally, Realtor.com reported a median of 62 days on market as of October 22, 2026. Most ZIP codes here moved faster than that. The Real Estate Data Aggregator counted a median of 28 days in ZIP 92821 (Brea) and 29 days in ZIP 92831 (Fullerton). That is less than half the national figure.
Speed also improved in most places compared with a year ago. The Real Estate Data Aggregator showed days on market fell 12 days in ZIP 92887, 11 days in ZIP 92831, and 8 days each in ZIP 92835 and ZIP 92808. La Habra (90631) was the exception: homes there took 5 days longer than a year ago. More inventory in that ZIP, up 16.7%, may be part of the reason.
Above-list sales: where buyers are still competing
Even with more listings coming to market, a meaningful share of homes sold above their asking price. The Real Estate Data Aggregator counted 50.6% of homes in ZIP 92833 (Fullerton) selling above list, and exactly 50% in ZIP 92807 (Anaheim). Those are not small numbers. They say that well-priced homes in those areas are still drawing strong interest.
In ZIP 92887 (Yorba Linda), 25.8% of homes sold above list. That is roughly 1 in 4. In ZIP 92833 (Fullerton), it was more than 1 in 2. Both are the same market in the same period. The gap shows how much ZIP code, price point, and preparation can shift the outcome.
Quick-contract rate: homes under contract within two weeks
The Real Estate Data Aggregator also tracked what share of homes went under contract within two weeks of listing. In ZIP 92870 (Placentia), it was 49.4%, up 13.1 points from a year ago. In ZIP 92807 (Anaheim), it was 50%, up 13.2 points. In ZIP 92808 (Anaheim), it was 45.5%, up 33.7 points. Those are large year-over-year gains. Buyers in those areas are not waiting.
What this means if you plan to sell
More listings means more competition. In ZIP 92821 (Brea), the Real Estate Data Aggregator counted new listings up 52.4%. In ZIP 90631 (La Habra), they rose 26.9%. In ZIP 92887 (Yorba Linda), they rose 29.8%. If you are one of several similar homes on the market, price and condition are what separate you from the rest. Homes that were priced well still sold fast and above list. Homes that were not took longer.
What this means if you plan to buy
There are more options than a year ago. The Real Estate Data Aggregator counted 678 homes for sale across these ZIP codes, up 2.4%. That is a real improvement in choice. But rates are not helping affordability. Freddie Mac put the 30-year fixed at 7.32% as of October 22, 2026. CNBC reported that the monthly payment on a median-priced home represented 33% of median family income in 2025. That is a real number to plan around. Talk to a lender before you start writing offers.
- New listings rose 14.3% and pending sales rose 6.6% across this market in the three months ending August 31, 2026, according to the Real Estate Data Aggregator.
- More choice did not slow buyers down.
- Rates remain elevated at 7.32% per Freddie Mac.
- Prices moved up in some ZIP codes and down in others.
- One street can read very differently from the ZIP code around it, and the only way to know where your home stands is to look at what actually sold near you.
