Deal of the Week still moved faster than the national market

Freddie Mac put the 30-year fixed rate at 7.40% on October 15, 2026. Nationally, that has slowed things down. Realtor.com reported a median of 61 days on market for the week ending October 10, 2026. Here in Deal of the Week, the Real Estate Data Aggregator counted a median of 28 to 42 days depending on the ZIP code, for the three months ending August 31, 2026. That gap is worth knowing.

The national picture is genuinely soft. Redfin reported that pending home sales fell 12.7% year over year across the 50 most populous U.S. metro areas. Here, the Real Estate Data Aggregator counted 844 pending sales across Deal of the Week for the same period, up 6.6% from a year before. Local demand is still moving deals.

More listings came to market, more homes sold, and pending sales rose. That is a healthier picture than the national data suggests. Still, not every ZIP code moved at the same pace, and prices dipped in several areas. The details matter.

How fast did homes sell by ZIP code?

ZIP 92821 was the quickest, with a median of 28 days according to the Real Estate Data Aggregator. That is 6 days shorter than a year before. ZIP 92831 was close behind at 29 days, 11 days shorter than last year. Even the slowest ZIP code here, 90631 at 42 days, was still 19 days faster than the national figure Realtor.com reported.

Where buyers competed hardest

Real Estate Data Aggregator. More than half of homes in 92833 and 92831 sold above list price.

In ZIP 92833, the Real Estate Data Aggregator counted 50.6% of homes selling above list price, up 10.3 points from a year before. In 92831, exactly half sold above list, up 13 points. Prices in both ZIPs were flat or slightly lower year over year, which tells you something: buyers are competing on well-priced homes even when the overall median dips a little.

Prices: a mixed picture

ZIP 92808 stood out. The Real Estate Data Aggregator put its median at $1,302,500, up 9.5% from a year before, with 48 homes sold and supply tightening. ZIP 92835 moved the other direction, with a median of $1,230,000, down 7.2%, and inventory up 13%. More supply in a ZIP can soften prices even when overall demand is solid.

Homes going under contract within two weeks

ZIP 92807 had exactly half of its homes go under contract within two weeks, up 13.2 points from a year before. ZIP 92870 was close at 49.4%, up 13.1 points. ZIP 92887 was the slowest at 26.5%, though even that was up 8.5 points from last year. Speed is improving across the board, just not equally.

Supply is lean, but not uniform

ZIP 92821 had just 1.7 months of supply, down from a year before, with pending sales up 42.4%. That is a tight market by any measure. ZIP 92831 also tightened sharply: supply fell 2.1 months year over year and homes for sale dropped 32.8%. On the other end, ZIP 92807 had 3.3 months of supply, which gives buyers a little more room to consider their options.

What the national rate means here

Freddie Mac put the 30-year fixed rate at 7.40% on October 15, 2026, and the 15-year at 6.71%. Redfin reported that the typical homebuyer's monthly mortgage payment hit $2,777, the highest on record except for the previous week. Nationally, Redfin counted roughly 928,892 buyers in September, the lowest since 2013, against about 1,510,784 sellers, the most since March 2020.

That national imbalance has not fully landed here yet. The Real Estate Data Aggregator counted 793 homes sold across Deal of the Week in the three months ending August 31, 2026, up 6.6% from a year before. Rates still matter for affordability, and buyers are feeling the payment pressure. But local supply is lean enough that well-priced homes are still moving quickly.

In short
  1. Deal of the Week posted 844 pending sales and every ZIP code sold faster than the national median of 61 days.
  2. Prices rose in four ZIP codes and dipped modestly in others.
  3. Supply is lean across the board, with 92821 the tightest at 1.7 months.
  4. The national headlines about a slow market are real, but they do not describe every street here.
