Coastal OC has more new listings, but not more closed sales

Real estate, BUY BOX 2 — Coastal OC Expired Opportunity

More homes came to market across Coastal OC this summer. Fewer actually sold. That gap is the one fact every seller in Corona Del Mar, Newport Beach, Huntington Beach, and Costa Mesa needs to sit with right now.

For the three months ending August 31, 2026, the Real Estate Data Aggregator counted 1,014 new listings across the ten ZIP codes that make up this coastal market. That is up 5.4% from the same period in 2025. At the same time, closed sales fell 4.5%, to 825 homes. More competition, same pool of buyers.

Nationally, Realtor.com reported that active listings topped 1.16 million homes in September 2026. Price cuts hit 20.8% of listings that month, the highest share since October 2022. Coastal OC is not immune to that pressure.

Realtor.com also reported that mortgage rates climbed above 7% for the first time since January 2025. That matters because buyers who are stretching already have less room to negotiate up. A home that is priced even a little high can sit.

What the numbers say ZIP by ZIP

The story is not the same in every neighborhood. Some ZIPs are moving quickly. Others have supply building up. Here is how each one looked for the three months ending August 31, 2026, according to the Real Estate Data Aggregator.

Where homes are moving fast, and where they are not

ZIP 92646 in Huntington Beach stood out. The Real Estate Data Aggregator showed a median of 33 days on market and an average sale price of 100.3% of list. That means the typical home sold above asking. Months of supply held at 2.2, and 43.5% of homes went under contract within two weeks of listing.

ZIP 92663 in Newport Beach told a different story. The Real Estate Data Aggregator counted 66 homes sold, down 23.3% from a year ago. Median days on market reached 68. Homes sold for 95.4% of list on average, and only 20% went under contract within two weeks. Pending sales fell 23.1% year over year.

Newport Coast, ZIP 92657, carried 5.0 months of supply, the highest of any ZIP in this group. The Real Estate Data Aggregator showed homes selling for 94.4% of list on average. Only 22.2% went under contract within two weeks.

What this means if your home did not sell

If your listing expired, the most common reason is not the market itself. It is how your home compared with everything else a buyer could see that day. Buyers in this market have 887 active listings to browse, according to the Real Estate Data Aggregator. They are comparing price, condition, and presentation carefully.

The share of homes selling above list price fell in most of these ZIPs compared with a year ago. In ZIP 92627, that share dropped 13.3 points, to 24.4%. In ZIP 92647, it fell 13.7 points, to 30.4%. In ZIP 92663, it dropped 7 points, to 4.6%. Buyers are not being pushed into overbidding the way they were. That means your list price has to do more of the work from day one.

There is still real activity here. The Real Estate Data Aggregator counted 887 pending sales across these ZIPs for the same period. Buyers are writing offers. The homes that are getting them are priced and presented to win the comparison, not just to enter the market.

In short
  1. Coastal OC had 1,014 new listings in the three months ending August 31, 2026, up 5.4%, while 825 homes actually closed, down 4.5%.
  2. More choices for buyers means pricing and presentation matter more than they did a year ago.
  3. The ZIPs moving fastest, like 92646 and 92626, show it is still possible to sell well.
  4. The ones sitting longest, like 92663 and 92657, show what happens when a home does not stand out.

One more thing worth knowing: the numbers above cover whole ZIP codes. One street, one block, or one property type can read very differently from the ZIP-wide picture. A condo on one street in Costa Mesa and a single-family home two blocks away are not the same market. That is where a street-level read matters.
